Xevera Mabalacat, Bacolor homeowners get land titles after 10 years

Mabalacat City—After more than a decade, Globe Asiatique fulfilled its promised to legitimize the stay of Xevera Mabalacat City and Bacolor residents.

Certificate of Land Titles were distributed to homeowners who have fully paid their housing loans with the Home Mutual Development Fund or Pag-ibig Fund during simple rites held at the township clubhouse here over the weekend.

A total of 23 titles were awarded in Xevera Mabalacat City and five at Xevera Bacolor. 

“The long wait is over… first and foremost I came here to deliver what had been promised to [home] buyers. Certificate of Land Titles are readied for distribution to fully paid buyers, these are buyers of Globe Asiatique,” said Delfin Lee, President and CEO, during a brief meeting with local media here. 

Lee said the release of titles is long overdue, it so happened that it was put on hold due to issues against GA, and “I personally thanked to buyers for their patience and trust.”

He assured that GA will continue to monitor the activities in both Xevera Mabalacat and Bacolor under the new owner and management – Westchester Realty Corporation. 

“What I asked from Westchester is to continue my commitment to buyers and treat them fairly,” Lee said. 

Xevera Mabalacat City, Bacolor and Sameera in Angeles City township communities have more than 12,000 housing units readily available for occupancy.

“This is just the first, we will be distributing another group of titles in the coming days,” Lee pointed out, adding that the titles are under the name of the house buyers.

Meanwhile, demand for affordable and ready for occupancy housing units remained steady amid the coronavirus pandemic as evidenced by continuing brisk sales being enjoyed by property developer Westchester Realty.

“We’re selling like hot cakes since Westchester took over the Xevera Mabalacat and Bacolor housing communities. We have noted brisk sales in both projects,” said Rod Valencia, chairman of WRC, during formal turnover of 200 housing units to buyers Saturday.

He said Westchester sold over 1,000 units in Mabalacat alone, a positive outlook on the current situation in Pampanga real property industry, one of the sectors extremely affected by COVID-19.

Home buyers composed mainly of Overseas Filipino Workers (OFWs) and workers in nearby Clark Freeport including migrants from Metro Manila swarmed Westchester office In Xevera Mabalacat and Bacolor to secure housing units in both township communities, Valencia said.

Key factors to the ongoing success of the projects include accessibility, affordability and easy payment terms, complete amenities and ready for occupancy units, he said.

“There is no housing development project that can offer the same kind of amenities and readily available housing units inside an established township project,” said Valencia shortly after the turnover rites.

He said a housing unit can be acquired through a loan from the Home Mutual Development Fund or Pag ibig Fund for a low interest rate.

Valencia said the upward trend of sales is a clear manifestation of a vibrant economy within the surrounding communities of Clark Freeport. He said the accessibility and affordability of housing project are just plus factors.
