Mod and Noble, a passionate team of interior designers, has turned an old 1980s house into a stylish and functional studio for Korina Sanchez.
The team transformed the structure – which originally had a closed layout, low ceilings, and outdated decor – into a contemporary space with a dining area, guest rooms, living space, and a photo/video studio, all featuring a modern industrial style.
To achieve this, they removed walls, raised ceilings, and exposed wiring to highlight the industrial look. They replaced old, termite-damaged flooring with durable vinyl and used a cement-like finish on the walls. Mid-century modern furniture was added to balance the design.
“With these details in mind, our team brainstormed and formulated a brutalist industrial vibe with contemporary spatial planning. The team aimed to open up the walls, raise the ceilings, and leave the wiring exposed to create industrial details. We cracked open the walls and maintained the cave-like architrave to highlight its brutalist aspect,” the team said.
The team also removed the existing parquet flooring due to termite damage and replaced it with 3mm thick vinyl flooring suitable for heavy traffic. Considering the durable materials needed for a busy studio space, they ensured that the interior materials could withstand heavy use. The walls were refinished with a cement-like wall finish, and we incorporated mid-century modern furniture to balance the overall feel of the space.
The project, which covers over 100 square meters in a four-story building, faced delays due to narrow hallways and the absence of an elevator. What should have taken around four months to complete ended up taking almost eight months instead. Despite these challenges, Mod and Noble delivered a space that exceeded expectations.
Working within a set budget, the team made smart choices with suppliers to keep costs down while creating a unique design. Their process includes three main steps. It begins with a client consultation, where the team meets in-depth with the client to discuss the space’s function, aesthetic vision, layout, potential for reusing items, budget, and any other concerns.
Next is the preliminary design phase, during which the team presents design ideas through curated photos and options, showcasing concepts like colors, textures, and layouts.
Finally, in the schematic design phase, Mod and Noble transforms the approved concept into detailed floor plans and 3D views, adhering to design standards and regulations. This process typically takes 25 to 45 days, depending on the project’s complexity.
